Each project receives a unique project plan in our management system Monday.com, which is used as our internal roadmap for project success.  Monday serves as the backbone of project management for us. It centralizes tasks, timelines, and team collaboration, ensuring a well-organized and efficient workflow from planning to completion.

Each Project is assigned a Project Manager.  Having a dedicated project manager is the linchpin of project success. They serve as a single point of contact, ensuring effective communication, seamless coordination, and swift issue resolution, guaranteeing your project stays on track and meets your expectations.

After filling out our Integrated Contracting Project Request Form or calling us at 412-608-0277, we'll schedule a convenient time to discuss your project in detail, covering your vision, budget, and timeline. We will also get critical measurements to assure that we provide you with an accurate bid.  This helps us tailor our approach to your unique needs.  


Site Visits typically include:

  • A casual conversation where you can describe your vision for the project
  • Capturing a video where we capture key details from the discussion
  • A digital scan of the space using state-of-the-art Lidar scanning technology ( The easiest way to get as-builts | Canvas )
  • Notes on any additional details


Following our discussion, we'll provide you with a detailed proposal and estimate within 7 days. You'll have the opportunity to ask questions and make any necessary adjustments before moving forward. 


The bid will include the following artifacts:

  • Detailed Scope Document (for each Major Project Requested) -  A detailed scope document is the project's roadmap, providing clarity and alignment, preventing misunderstandings, and ensuring a smooth and successful construction process 
  • Material Purchase Plan -  The Material Purchase Plan acts as a strategic guide, streamlining material procurement, minimizing costs, and ensuring a seamless construction experience by providing precise quantities and design resources tailored to your project 
  • Renderings (at request) - Renderings are the visual blueprint of your vision, offering a tangible preview of the end result, fostering clear communication, and guiding the construction process with a shared visual understanding 
  • Floor Plan (as needed, usually in CAD format) - A floor plan drawing is the architectural heartbeat of your project, offering a detailed spatial layout that not only serves as a foundation for construction but also facilitates efficient communication and precise execution of your vision



We require a signed contract and 30% deposit up front to cover our upfront expenses and as a pledge to lock our customer's place into our schedule.


 A contract serves as a foundational document outlining the scope, timeline, and financial aspects of your project. It provides transparency, protecting both parties by clearly defining expectations and deliverables. This not only ensures a shared understanding but also establishes a solid framework for a successful and stress-free collaboration, fostering trust and accountability throughout the construction process. 


Our 30% upfront payment serves as a pledge, demonstrating your commitment to the project and allows us to cover initial project costs efficiently. While complying with Pennsylvania Attorney General regulations (which limits up front deposit to 1/3 or 33.3% of the contrat price), this upfront investment is crucial for covering expenses such as materials, permits, and initial project preparations. It not only reflects your seriousness about the project but also ensures a smooth and well-funded start, setting the foundation for a successful construction journey. 


 No, we don't supply finish materials directly. We believe in transparency, and by not marking up material costs, we can offer you the most cost-effective solution. Instead, we provide a comprehensive Material Purchase Plan, guiding you on exactly what to buy, quantities needed, and offering design resources for a smooth and budget or design-conscious material procurement process. This way, you have control over your project's material expenses, with our support to ensure you get the right items for a successful renovation. 


 

  • Communication: We prioritize open communication. You'll have a dedicated project manager and regular updates, so you're always in the loop. Feel free to reach out with any questions or concerns.


  • Site Management: Although construction is inherently messy, our team prioritizes cleanliness by implementing daily cleanup routines at days end. We dispose of debris responsibly and organize tools and equipment to ensure a tidy and hazard-free environment throughout the construction process. This not only fosters safety but also reflects our commitment to a professional and respectful construction experience.  A clean site is a safe and efficient site. 


  • Unforeseen Issues: We're experienced problem-solvers.  Flexibility is key. If unexpected issues arise, we communicate with you promptly, discuss viable solutions, and make adjustments as needed. Our goal is to keep the project on track and ensure your satisfaction. 


  • Safety Measures:  Safety is our priority. Our team follows industry-standard safety protocols, and we regularly conduct safety trainings. We also ensure that the construction site is secure, minimizing potential risks. 


  • Project Design Changes:   We understand that visions may evolve. Small design adjustments are often feasible, and we encourage open communication about your evolving preferences. However, it's important to note that significant design changes may necessitate a Change Order. This involves a transparent discussion about the impact on the project timeline and budget. Our aim is to accommodate your vision while ensuring clarity and alignment between expectations and outcomes. Change Orders, when needed, help us navigate modifications effectively, providing a smooth and well-informed construction experience for you. 



 

The duration of a renovation project can vary significantly based on several factors, including the scope of work, the size of the space, the complexity of the design, and the availability of materials and labor. Integrated Contracting and Renovation typically completes projects within the following timeframes:

1. Kitchens:

  • Small to medium-sized kitchen renovations: Approximately 4 to 6 weeks.
  • Large and complex kitchen remodels with custom features: Approximately 8 to 12 weeks.
  • Please note that these timeframes include planning, design, demolition, construction, installation, and finishing touches.

2. Bathrooms:

  • Small bathroom renovations: Approximately 3 to 4 weeks.
  • Larger bathrooms with custom tiling and fixtures: Approximately 4 to 6 weeks.
  • Again, these timeframes encompass the entire renovation process

3. Decks:

  • Standard deck installations: Approximately 2 to 4 weeks.
  • Complex or multi-level deck projects: Approximately 4 to 8 weeks.
  • Deck construction timelines may vary depending on factors such as weather conditions and the need for permits.

4. Finished Basements:

  • Basic basement finishing: Approximately 4 to 6 weeks.
  • Extensive basement renovations with custom features: Approximately 8 to 12 weeks.
  • Basement projects may also involve additional time for any necessary plumbing, electrical, and HVAC work.

5. Other Project Types:

  • Additions - Vary due to complexity

Of Course!  Just so you know, to operate as a General Contractor (GC) in Pittsburgh, you need to meet several requirements:


Licensing: You must obtain a General Contractor License from the City of Pittsburgh. This license is necessary for all work performed under a commercial building permit, including the construction of new one or two-family dwellings, as well as renovations and additions to these dwellings.



Home Improvement Contractor (HIC) License: If you are involved in construction, addition, remodeling, or repair work for any building used as a residence, you need to acquire a Home Improvement Contractor (HIC) License. This requirement ensures compliance with state guidelines for residential construction projects.



EPA Certification: Your firm must hold an EPA Lead, Renovation, Repair, and Painting (RRP) certification. This certification ensures that you follow safety protocols related to lead-based paint hazards.



Insurance and Bonding: You must provide proof of insurance and bonding. This typically includes general liability insurance and workers' compensation insurance to protect both the contractor and the client from potential liabilities.
